You can find our availability on our website under the particular size property you are looking for. Also feel free to call or come in to our office where we have an availability sheet. At any hour, availability sheets, applications and other forms are located on the front porch of our office. |

How do I apply? |
|

You can apply on our website either by printing off the printable version of our application or by submitting the on-line application. You may also come to our office and pick up an application there. |

Is there an application fee? |

NO! We don't think you need another fee in your budget! |
|

Do you allow pets? |
|
 |
Some of our properties are pet friendly, it will usually say so in the description of the property. If you have a question about a specific property it is best to contact the office. |

What are your deposits? |
|
 |
We charge a deposit and maintenance fee per room. The deposit is $250 if you do not have a co-signer and it is $150 if you do have a co-signer. The maintenance fee is $75. Example: If you are a group of four renting a 4 bedroom house, all with co-signers, then the refundable deposit would be $600, and the maintenance fee would be $300. The maintenance fee is not refundable. |

What is the layout of a specific property? |

Unfortunately, we do not as of yet have layouts of our units in a viewable format. We do, therefore, require a walk through showing of the unit that you are interested in. You may call the office to set up an appointment for this. |

I am looking to rent for the next school year, when will I know what you have available, and how does the process work?
|
|
 |
We always give our current campus residents first priority in renewing their lease. They have until the 15th of April to give us their decision. At that time we will then publish an availability list. The application process is first come first served. Usually you do not get put on the list for a property unless the entire application packet for the entire group applying is turned in to us. |

I have never rented before, can I still rent from you? |
|
 |
We would be able to approve your application as long as you had a suitable co-signer on your account. You may find all the info on application and co-signer approval under application screening policies. |

Do you take section 8 (HUD) applicants? |
|
 |
Most of our properties are approved for section 8. Ask at the office for further information. |

I have an eviction on my record; can I still rent from you? |
|
 |
Although we do look at applications on a case by case basis, persons with evictions on their record are rarely approved. However, if you are honest on your application and it is not a recent (within the last 3 years) eviction, and you have good rental history since the eviction, then you may be approved. |

I have a felony on my record; can I still rent from you? |
|
 |
Again, this is reviewed in a case by case basis. We cannot rent units with shared living spaces, i.e. quads, to persons with a felony on their record. We cannot rent to anyone who has been convicted of any type of sex crime. Again, if you are honest on your application and it is not a recent offence then we may be willing to work with you. |

What are the common deductions made from a security deposit? |
|

Generally if you leave the unit clean, remove all personal belongings, and cause no damage to the property, then you will receive your full deposit. Most common deductions include cleaning charges and repairs for damage caused. |

You may either fill out an information request form and submit it online, or you may contact the office with your specific question. Our response to the online form may take 1-3 days depending on how busy we are. |
